Plumbing in River Oaks, TX
Walking through River Oaks shows a community where many properties have stayed in the same families across multiple generations and the plumbing systems behind those homes carry decades of accumulated maintenance history. The original construction in much of this city dates to mid twentieth century building practices, which means the homes typically started with galvanized supply lines, cast iron drain stacks, and clay tile sewer connections that were standard during that era. Some River Oaks properties still operate with significant portions of these original components in place, while others have seen extensive plumbing upgrades during renovation projects spread across the years. Mixed material systems are common where original components meet various generations of repair work, and identifying these transition points matters for any future service decisions. Our team approaches each River Oaks property with attention to what is actually installed rather than relying solely on assumptions tied to the construction date. The inspection process begins with attentive listening to the homeowner’s description of what has been happening before any conclusions form about cause or remedy. Photo documentation supports the assessment when it helps illustrate findings for the customer. Written estimates lay out recommendations with clear pricing and realistic timelines rather than vague language designed to leave room for upcharges during the project. River Oaks property owners have appreciated this transparent approach, and the relationships built through honest dealing continue generating the repeat business that supports our presence in this community.
Aging water heaters generate steady call volume from River Oaks households because so many properties have units operating at or past the typical 10 to 12 year service life. Tank style heaters dominate the local equipment inventory with natural gas units the most common configuration and electric tanks serving homes without convenient gas access. The mineral content in the regional water supply continues to drive sediment accumulation that gradually compromises tank integrity from the inside, which is the primary reason most tanks eventually fail. Annual flushing performed correctly by a knowledgeable plumber removes loose sediment before it bakes onto the bottom and accelerates corrosion through the steel wall. Anode rod replacement at appropriate intervals provides sacrificial protection that adds real years to overall tank life when the practice is maintained consistently. Water heater repair on younger equipment typically involves replacing serviceable components like burner assemblies, gas valves, thermocouples, dip tubes, control modules, or heating elements at fractions of the cost of full replacement. Full replacement makes economic sense when the tank itself has compromised, when efficiency has dropped significantly, or when the equipment has clearly passed its expected service window. New installations get sized using bedroom count, bathroom count, and actual household usage patterns rather than reflexively matching whatever capacity was previously installed. Every project closes with full pressure testing and operational verification before we consider the work complete.
Clogged drains cause regular disruption in River Oaks households across kitchens, bathrooms, laundry rooms, and main sewer connections. Each call we receive gets proper diagnosis before any equipment goes into the line because the right approach depends entirely on what is actually causing the blockage in each specific situation. Bathroom drains develop their characteristic slow flow patterns from hair accumulation, soap residue, and personal care product debris that builds up over years of normal use. Kitchen sinks slow primarily from grease that has coated pipe interiors over months and years of cooking residue washing down the line. Toilet stoppages can involve simple obstructions or signal sewer line problems requiring deeper investigation to address properly. Laundry standpipes develop blockages from lint, detergent residue, and the occasional fabric scrap that bypasses the washer drain filter. Main sewer line backups bringing waste into living spaces represent the most serious type of drain emergency and receive immediate response because of the obvious health concern. Professional cable augers handle most routine clogs effectively by physically breaking up soft material in the line. Hydro jetting service is the appropriate response when grease, mineral scale, or root intrusion has built up beyond what cable work alone can clear. The high pressure water strips pipe walls clean across the full inner diameter, which dramatically extends the interval before the next service call. Video camera inspection both before and after cleaning provides documentation that gives homeowners real information about their drain system condition.
Sewer line issues in River Oaks reflect the long history of installations represented across the housing stock of this established community. Many properties retain clay tile or cast iron yard piping from the original construction period that has developed predictable failure patterns through many decades of service in local soil conditions. Clay tile fails reliably at joints between pipe sections where roots find entry points and grow into mass formations restricting flow over time. Cast iron yard piping fails through internal corrosion that thins the pipe wall until structural compromise occurs at some point along the run length. PVC installations in newer construction or replacement work generally perform well, though belly formations can develop from improperly compacted backfill or soil settling over time. Tree root intrusion is a recurring cause of sewer trouble in River Oaks neighborhoods where mature landscaping has had decades to send roots toward moisture and nutrients available in sewer lines. Our video camera inspection equipment captures pipe condition in detail with distance measurements and visual documentation of any problem areas identified. Recorded footage gives homeowners visual evidence of the actual situation rather than relying solely on verbal descriptions. Sewer line installation, sewer line repair, and sewer line inspection are all part of our regular service capability throughout this city. Spot repairs handle isolated failures well when the rest of the line shows sound condition. Full line replacement makes sense when deterioration spans the entire run, and trenchless replacement using pipe bursting can reduce disturbance to landscaping when conditions allow.
Detecting hidden water leaks before they cause major property damage saves River Oaks homeowners substantial money in restoration costs that quickly escalate once damage begins to develop. Our leak detection equipment includes acoustic listening devices, thermal imaging cameras, and pressure testing tools used in combinations matched to each specific situation. Slab leaks remain a common concern in this region because the expansive clay soils underlying most home foundations move through wet and dry cycles, placing real stress on copper supply lines running beneath the foundation. Hot water slab leaks reveal themselves through warm spots on flooring, water heater run times that exceed normal patterns, or utility bills climbing without obvious explanation. Cold water slab leaks announce themselves through damp baseboards, musty odors, buckling floor materials, or moisture appearing in unexpected locations throughout the home. Pinhole leaks in older copper supply lines develop as the copper thins gradually from the inside over many years of normal service. After precise leak location, repair options include direct slab access through cutting concrete, rerouting the affected line through attic or wall spaces, or partial repipe of the affected zone when conditions warrant a broader approach. Burst pipe repair handles emergency situations following winter freeze events when unprotected lines fail under pressure and water rushes into the home. Quick response in those situations significantly limits property damage and accelerates the recovery process for affected families.
Gas line installation and gas line repair require a licensed plumbing contractor under Texas regulations, and Big Blade Plumbing & Rooter has maintained those credentials continuously since 2007 with experience covering the full range of residential and light commercial applications. River Oaks properties feature varied gas piping materials reflecting the construction eras represented across this established community. Black iron pipe remains the standard material for many residential gas applications because of durability and the proven track record of properly installed black iron systems across many decades of service. CSST flexible gas line provides practical installation advantages in retrofit situations where running rigid pipe would require destroying finished surfaces to access necessary routing paths. Polyethylene gas pipe serves underground applications well when proper depth, bedding, and routing requirements are followed throughout installation. Material selection on every gas project depends on what suits the specific application rather than what is fastest or cheapest at the moment. New gas appliance hookups for ranges, ovens, tankless water heaters, gas dryers, fireplace inserts, pool heaters, outdoor grills, and standby generators all require proper line sizing matched to the actual BTU demand of each piece of equipment. Pressure testing follows every new installation with documentation maintained for permit and inspection records. Older galvanized gas piping reaching the end of useful life gets replaced with appropriate modern materials. Gas safety drives every decision because the consequences of poor workmanship are too serious for any compromise.
Whole house repiping addresses chronic plumbing problems in older River Oaks homes that ongoing repair work cannot permanently solve. Galvanized supply lines from earlier residential construction continue corroding from the inside despite spot repair attempts, eventually producing the characteristic symptoms of restricted water pressure, rust colored output at fixtures, and unpredictable pinhole leaks throughout the home. Polybutylene supply systems installed in some River Oaks homes during the 1980s and early 1990s carry their own well documented failure history that has driven repipe projects in this area over the years. PEX has become the dominant choice for whole house repipes because of installation efficiency, freeze tolerance, durability across temperature changes, and a projected service life that extends well past 50 years under normal residential conditions. Copper remains a quality alternative for homeowners who prefer traditional materials and the proven longevity of properly installed copper systems. Whole house repipes are planned and executed in phases that restore water service at the end of each working day, keeping daily routines manageable for families during the project timeline. Water line installation from the city meter to the house pairs naturally with full repipes when the service line shows similar age related decline. Sump pump installation and sump pump repair complete our drainage services for River Oaks properties with crawl spaces or low utility areas vulnerable to water intrusion. Piping work done correctly delivers real value across many years of dependable service.

CHRIS & BRODY great team, in/out same day, very professional, very friendly, extremely knowledgeable, clean, clean, clean. Explained steps, Communicated proficiently, let Granny hover, & watch, I'm not easy client for any professional. The only thing I wish warranty was minimum 90 days, but I've used, & trusted 1960's plumbing issues, since 2015. We learned to do both roof top clean outs 100 feet minimum for tree roots backing up toilet paper, we only use cheap Scott very thin toilet paper if we don't want more than 1X year clean out. We are seniors, fixed income, every plumbing emergency comes out of food budget. We eat beans & corn bread when we have plumbing issues. God Bless Curly's BIG BLADE PLUMBING Out of Cleburne, Texas. Denise & Christy answer phones, very polite, always helpful, Denise will get you on schedule as soon as possible, never waited very long especially in sewage backups. I always ask for clean, knowledgeable, experienced plumbers. I don't hesitate to call CURLY'S BIG BLADE PLUMBING.
Very good experience! Everyone that I encountered from this organization was kind and helpful from the lady that answered the phone to the plumber and his helper who did the job. I was scheduled promptly. They called and gave me the time that he would arrive. The job was done quickly and professionally by a Master plumber. They also left things clean and showed me how things work ed. I will use them again when I have plumbing needs.
I had a great experience with Curly’s Big Blade Plumbing installing my new water heater. The team was professional, on time, and clearly knew what they were doing. They explained everything in a way that was easy to understand and made sure the job was done right the first time. Huge thank you to Lee and his helper! I had a hose burst on my water heater in the early morning. Big Blade was able to send a crew out fast and get the hose replaced.
Big Blade Plumbing & Rooter came out to fix an incoming water line that was leaking in between two bushes. The previous company had quoted a higher price and wanted to remove the bushes and replace the shut off valve, which was still good. Big Blade Plumbing fixed the leak for a much cheaper price and didn’t remove any bushes. For that I give them 5 Stars.
Absolutely one of the best out there! You cannot go wrong using Big Blade, they are awesome.
The price they quoted was the price we paid. No hidden fees! Quality work at a fair price! Professional and courteous!
After having a different company come out and price gouge me and calling around I couldn’t find anybody to help me with my clogged line, I was parked at a gas station and saw BIG BLADE truck drive by so I got out my phone and called, I was greeted on the phone by Denise who was extremely polite and professional, with no high pressure in setting the appointment. The price was extremely fair and affordable so we went ahead and booked an appointment, Hershel and Dylan arrived promptly like within 30-40 minutes of us calling and setting the appointment, they got here and did exactly what they said they were going to without pressuring me into getting other services they executed the repair so fast and explained to me about my 30 day warranty and potential risks to look out for in the future! I would HIGHLY HIGHLY RECOMMEND using this service. Amazing job thank you guys so much for you’re help and relieving me of all the stress that comes with plumbing difficulties!

Why Experience Matters When Choosing a Plumber in River Oaks, TX
Putting your home in the hands of a plumbing contractor is a meaningful decision because much of the work happens in places the homeowner cannot easily inspect after the fact. Big Blade Plumbing & Rooter has been a licensed plumbing contractor since 2007, and that span of continuous operation supports the trust River Oaks customers extend to our team. Real expertise builds through repetition across many different properties with many different problems to solve, and an experienced plumber identifies the actual cause of a problem faster and more reliably than someone still developing that knowledge base across their early years. River Oaks has its own residential character shaped by the long history of homes in this community, the materials common to earlier construction periods, and the soil conditions typical of this part of Tarrant County. Less experienced crews can chase symptoms while missing underlying causes, and the repairs that follow misdiagnosis often fail or create new problems shortly after completion. Pricing accuracy improves with real years in the trade because experienced contractors know what jobs actually involve rather than padding estimates with assumptions designed to cover unknowns. Code requirements have evolved across our years in business, and we have stayed current with every revision rather than learning through failed inspections that delay project completion. Permit pulling and inspection coordination are routine matters for our team rather than learning experiences customers end up funding. Warranty support carries more weight when the company has the longevity to actually be there years later when questions might arise about prior work. Communication also improves with real experience as time in the trade teaches plumbers how to explain technical realities in clear language. River Oaks deserves plumbing service from a contractor with genuine years on the job.
