Dependable Water Heater Repair Service in Burleson, TX
Cold showers, rust-colored water, and strange popping sounds from the tank all signal a water heater that needs attention. Big Blade Plumbing & Rooter diagnoses and repairs water heaters throughout Burleson, TX, with skill across every major brand and fuel type. Our team checks thermostats, heating elements, pilot assemblies, thermocouples, gas valves, and dip tubes during every service call. Sediment buildup from North Texas hard water is a leading cause of efficiency loss, noise, and premature failure. We flush tanks thoroughly when buildup is the culprit, restoring heating performance and extending equipment life. Failed anode rods accelerate tank corrosion, and replacement during repair often adds years of useful service. Tankless units present their own challenges, including scale buildup in heat exchangers and error codes tied to flow sensors or igniters. We descale tankless heaters with proper solutions and confirm full flow rates after the work is complete. Leaking T and P valves, pooled water beneath the tank, and tripped breakers each point to different underlying issues. Pricing is shared clearly before any tool comes out. If a unit has reached the end of its lifespan, honest replacement guidance is offered without pressure. Since 2007, Burleson households have counted on our crew for fast, accurate hot water repairs.

CHRIS & BRODY great team, in/out same day, very professional, very friendly, extremely knowledgeable, clean, clean, clean. Explained steps, Communicated proficiently, let Granny hover, & watch, I'm not easy client for any professional. The only thing I wish warranty was minimum 90 days, but I've used, & trusted 1960's plumbing issues, since 2015. We learned to do both roof top clean outs 100 feet minimum for tree roots backing up toilet paper, we only use cheap Scott very thin toilet paper if we don't want more than 1X year clean out. We are seniors, fixed income, every plumbing emergency comes out of food budget. We eat beans & corn bread when we have plumbing issues. God Bless Curly's BIG BLADE PLUMBING Out of Cleburne, Texas. Huge thank you to Lee and his helper! I had a hose burst on my water heater in the early morning. Big Blade was able to send a crew out fast and get the hose replaced.
Big Blade Plumbing & Rooter came out to fix an incoming water line that was leaking in between two bushes. The previous company had quoted a higher price and wanted to remove the bushes and replace the shut off valve, which was still good. Big Blade Plumbing fixed the leak for a much cheaper price and didn’t remove any bushes. For that I give them 5 Stars.
Absolutely one of the best out there! You cannot go wrong using Big Blade, they are awesome.
The price they quoted was the price we paid. No hidden fees! Quality work at a fair price! Professional and courteous!
After having a different company come out and price gouge me and calling around I couldn’t find anybody to help me with my clogged line, I was parked at a gas station and saw BIG BLADE truck drive by so I got out my phone and called, I was greeted on the phone by Denise who was extremely polite and professional, with no high pressure in setting the appointment. Water Heater Repair Service
Accurate diagnosis sits at the foundation of every successful water heater repair, and skipping this step is the fastest way to replace parts that were never broken in the first place. Our plumbers begin by listening carefully to the symptoms a homeowner describes, asking when the problem first appeared, what conditions tend to trigger it, and whether the issue is constant or intermittent throughout the day. From there, the access panels come off, connections are inspected visually for corrosion or moisture, and components are tested with calibrated meters instead of guesswork. Gas-fired units receive a full pilot, thermocouple, and burner inspection, along with a manometer reading on incoming gas pressure when symptoms suggest fuel delivery problems are part of the picture. Electric water heaters undergo continuity testing on heating elements, voltage readings at thermostats and reset switches, and inspection of wiring terminals for signs of overheating or arcing. Tankless heaters communicate problems through digital error codes, and our technicians read those codes against manufacturer service literature to pinpoint the failure rather than throwing parts at the unit. The age of the equipment, its maintenance history, warranty status, and previous repair work all factor into the recommendation we put in front of you. Every finding is shared in clear, plain language before any work moves forward, and you decide what happens next.
Heating element and thermostat failures account for a substantial share of electric water heater service calls across the Burleson area. Most residential electric tanks contain two heating elements stacked vertically inside the tank, with one positioned near the top and a second near the bottom, each controlled by its own thermostat. The lower element handles the majority of the heating workload, which is why it tends to fail first and produces the classic symptom of a short burst of hot water followed by cold. Upper element failure typically results in no hot water at all, because the cold incoming water never gets heated to begin with. Replacing either component requires shutting off power at the breaker panel, fully draining the tank, and using the correct element wrench to avoid damaging the tank’s threaded port. Voltage at the element terminals is verified with a multimeter before replacement begins, which confirms the element itself is the failed component rather than a tripped reset switch, a failed thermostat, or a wiring issue further upstream. Refilling the tank completely before restoring power is critical, because dry-firing a new element ruins it within seconds of energization. Our team also confirms thermostat calibration on the new components to deliver accurate, consistent water temperature at every tap in the home.
Gas water heater service calls frequently center on the pilot system, the thermocouple, the gas valve, or the burner assembly itself. Standing-pilot units burn a continuous small flame that ignites the main burner when the thermostat calls for heat, while newer designs use electronic ignition or hot-surface igniters that fire only when needed. Pilots that refuse to stay lit almost always point to a worn or failed thermocouple, the small safety probe that senses the pilot flame and authorizes continued gas flow. Replacing a thermocouple is straightforward in theory but requires removing the burner assembly, disconnecting the pilot tube and sensor lines, and reinstalling everything without introducing any leaks at gas connections. Gas valves themselves can fail outright, though they are usually the last component we suspect because pilots, thermocouples, and igniters fail far more frequently in field service. Burner assemblies collect dust, lint, spider webs, and rust scale over years of operation, which leads to yellow flames, soot deposits, and noticeably slow recovery between draws. Cleaning the burner thoroughly, replacing the manifold tubing when needed, and verifying gas supply pressure restores reliable operation in most cases. Every gas connection our team disturbs gets a thorough leak test with either an electronic detector or a fresh soap solution before the unit is buttoned back up.
Servicing a tankless water heater calls for a different toolkit, a different mental model, and a different set of common failure modes compared to a tank unit. Scale buildup inside the copper heat exchanger is the leading cause of declining tankless performance across Burleson, since our moderately hard water leaves mineral deposits on every hot internal surface over time. Common symptoms include reduced flow at fixtures, fluctuating temperatures during a single shower, frequent error codes related to overheating, and eventually a unit that refuses to fire when scale chokes the internal passages. Descaling involves connecting service hoses to the isolation valves on either side of the unit, circulating food-grade vinegar or a commercial descaler through the heat exchanger for 45 to 90 minutes, and flushing thoroughly with fresh water before returning the unit to service. Flame failure codes can point to inadequate gas supply, dirty flame sensing rods, blocked condensate drains on condensing models, or venting restrictions caused by debris, bird nests, or improperly installed termination caps. Flow sensors occasionally stick or fail completely, which prevents the unit from firing even when a fixture is open and demanding hot water. Control boards do fail occasionally, but they are expensive components and our team rules out simpler causes thoroughly before recommending board replacement. Brand-specific diagnostic procedures and current service literature save Burleson homeowners real money compared to the shotgun parts-swapping approach less experienced shops sometimes default to.
Leaks at water heaters fall into two very different categories, and identifying which one you are dealing with is essential to recommending the right action. Fitting leaks at the cold inlet, hot outlet, drain valve, T&P discharge tube, or supply lines are nearly always repairable with fresh parts, new sealants, and proper installation technique. Tightening loose connections, replacing aged flexible supply lines, swapping out a failed T&P valve, or rebuilding the drain valve are all routine repairs that take less than an hour in most situations. Tank body leaks, on the other hand, indicate that the steel tank wall has corroded through from the inside, and no reliable repair exists for that condition. Pinhole leaks in the body slowly enlarge over time, and continuing to operate a tank in that state risks catastrophic failure that releases dozens of gallons of hot water across the floor in minutes. We pinpoint the exact source of any leak through careful inspection, drying the unit completely and watching where new moisture appears, because misdiagnosing a fitting leak as a tank failure would cost a homeowner unnecessarily. Slow puddles around a unit sometimes turn out to be condensation rather than active leaks, which we confirm by drying surfaces and checking conditions during full heating cycles. Careful diagnostic work protects your wallet on every visit we make.
Anode rod failure quietly destroys countless tank water heaters that could otherwise have delivered years of additional service with simple, inexpensive maintenance. The anode rod, manufactured from aluminum, magnesium, or zinc alloy, hangs inside the tank from a threaded port at the top and corrodes in place of the steel tank walls through a sacrificial chemical process. Once that rod has been fully consumed, the tank itself begins rusting from the inside, and that damage cannot be reversed by any repair method. Inspecting and replacing the anode rod every three to five years is among the lowest-cost services available and can effectively double the useful life of a tank water heater. Warning signs that an anode has been depleted include rotten-egg odors in the hot water, rust-tinted output from hot taps, accelerated sediment accumulation, and a hollow metallic sound when the rod is tapped through the access port. Replacement requires draining several gallons from the tank, breaking the rod loose from its threaded port using an impact wrench, and installing a fresh rod with new thread sealant rated for potable water. Tight overhead clearance in closet or attic installations sometimes complicates rod replacement, but flexible segmented anode rods solve that obstacle by allowing installation through shorter access spaces. Our team discusses anode service openly during every repair visit so homeowners can make informed choices about extending the working life of their equipment.
Temperature and pressure problems often point to deeper issues than a simple thermostat adjustment can resolve. Water that comes out scalding hot at a moderate thermostat setting suggests a stuck thermostat, a failed gas valve, or heavy sediment insulating the temperature sensor from the actual water mass in the tank. Water that never reaches an acceptable temperature can indicate a partially failed heating element, a miscalibrated thermostat, undersized equipment for current household demand, or a failing dip tube that allows cold water to short-circuit to the hot outlet. The temperature and pressure relief valve discharging water signals genuinely dangerous internal conditions and should never be ignored, capped off, or plugged with a fitting. A T&P valve that drips occasionally may simply need replacement after years of mineral exposure, but persistent discharge usually points to thermal expansion problems requiring an expansion tank installation. Closed plumbing systems with backflow preventers or pressure reducing valves, which are common in newer Burleson neighborhoods, frequently need expansion tanks to prevent T&P discharge and ongoing stress on the tank itself. Our team tests incoming water pressure with a calibrated gauge, monitors thermal expansion behavior during a heating cycle, and verifies actual tank temperature with probe thermometers before recommending any fix. Skipping these tests is how repair shops end up making repeat callbacks, and we work hard to make sure the repair we deliver is the last one this unit needs for a long time.

Why Hiring a Licensed Plumber for Water Heater Repair Matters in Burleson
Water heater repair touches gas, electrical, pressure, and venting systems, each carrying real risk when handled incorrectly. Licensed plumbers in Texas train on combustion diagnostics, electrical troubleshooting, pressure relief operation, and the safe handling of stored hot water under pressure. Big Blade Plumbing & Rooter has carried a Texas plumbing license since 2007, bringing verified competency to every Burleson repair call. A licensed professional reads error codes correctly, tests components methodically, and identifies the real cause instead of swapping parts at random. Unlicensed repairs frequently misdiagnose thermostats, bypass safety devices, or leave gas connections that fail testing later. Those shortcuts create scalding hazards, gas leaks, and tanks that can rupture under unsafe pressure. Licensed plumbers also check the temperature and pressure relief valve, expansion tank, and venting during every repair, catching issues that untrained workers miss. Texas plumbing code addresses discharge piping, combustion air, and gas connection standards for compelling safety reasons. Our crew respects every requirement on every visit. Liability and bonding coverage protects your property through the repair process. Honest reporting, including clear advice on repair versus replacement based on age and condition, comes standard. Choosing a licensed plumber like Big Blade Plumbing & Rooter means the repair is safe, accurate, and built to hold.
Most Common Water Heater Repair Questions
Water heater repair covers a wide range of issues, from a complete loss of hot water to leaks, strange noises, and digital error codes. Below are the questions Burleson homeowners ask us most often when symptoms appear at home.
A complete loss of hot water has several possible causes, and the correct diagnosis depends on the type of unit you own. Gas tank water heaters lose hot water when the pilot goes out, the thermocouple fails, the gas valve stops responding, or the burner becomes too dirty to ignite reliably. Electric units lose hot water when one or both heating elements burn out, when a thermostat fails, or when the high-temperature reset switch trips and cuts power to the elements. Tankless units display error codes pointing directly to flame failure, flow sensor problems, gas supply issues, or venting restrictions. Before calling for service, confirm the breaker has not tripped on electric models and the gas supply is on for gas models. Older standing-pilot units sometimes simply need the pilot relit, which the owner’s manual covers in detail. When those basics check out, the problem usually requires diagnostic tools and trade knowledge to resolve. Repeated reset attempts can damage components further, so calling sooner is usually wiser than persisting.
Sediment buildup at the bottom of a tank can mimic a failed heating element or burner problem in ways that fool inexperienced troubleshooters. As minerals settle and harden over years of use, they form an insulating layer between the heating surface and the water above. The burner or lower element fires longer trying to reach temperature, which eventually cooks the components or trips safety switches. Flushing the tank can restore performance when sediment is still loose, but heavily compacted deposits may require partial disassembly or signal that replacement makes more financial sense. We assess sediment severity during diagnosis and recommend the most cost-effective path forward. Sometimes a deep flush brings a unit back to life, and sometimes the tank is simply at end of life. Honest answers matter to our team, and we never invent problems to drive sales. The right call is the call we make.
The dip tube inside a tank water heater can also fail and produce symptoms that look like something else entirely. This plastic tube carries incoming cold water down to the bottom of the tank, where it gets heated efficiently without mixing with the hot water at the top. When the dip tube cracks or breaks off, cold water enters at the top and exits almost immediately through the hot outlet, producing lukewarm or cold water at the tap. The fix is straightforward and inexpensive when caught early in the failure progression. Symptoms include hot water that runs out much faster than normal, reduced overall capacity, and occasionally small pieces of white plastic in faucet aerators or showerheads. Our plumbers can confirm dip tube failure through visual inspection at the cold inlet port and temperature testing between inlet and outlet ports. Replacement takes under an hour and uses an inexpensive part. Catching this issue before significant time passes saves customers from chasing other suspects unnecessarily.
The location of a leak determines whether the repair is simple or whether replacement becomes the only safe option. Leaks at the cold inlet, hot outlet, drain valve, or T&P valve are typically repairable with new parts, fresh sealants, and proper torque on threaded connections. Connections untouched for many years sometimes corrode to the point where carefully replacing the supply lines and shutoff valves becomes part of the repair. The T&P valve has a discharge tube routed toward the floor or a drain, and water flowing from that tube can mean either a faulty valve or genuine overpressure inside the tank. A valve that drips occasionally may simply need replacement, but persistent discharge often signals thermal expansion or a temperature setting that needs adjustment. These distinctions matter for getting the repair right the first time.
Leaks at the base of the tank are far more serious and almost always mean the tank itself has corroded through from the inside. The glass lining that protects the steel tank degrades over time, especially after the anode rod has been fully consumed and stops sacrificing itself for the steel. Once the steel begins to rust, pinhole leaks develop and gradually expand until water pools beneath the unit. No reliable repair exists for a tank leaking from its body, because the corrosion is internal, ongoing, and impossible to access. Continuing to use a tank in this condition risks catastrophic failure, which can release dozens of gallons of hot water in minutes. The responsible recommendation when the tank body is leaking is replacement, full stop. We verify the leak source carefully before delivering that news, since fittings can sometimes mimic body leaks at first glance. Customers deserve certainty before spending the cost of a new unit.
Condensation sometimes fools homeowners into thinking they have a leak when the unit is actually working normally. Very cold incoming water hitting a warm tank surface produces droplets on the exterior, which run down to the floor and create the appearance of a slow leak. The condensation typically disappears once the tank fully heats and the surface temperature rises above the dew point. High-efficiency units, including condensing tankless and heat pump models, produce condensate as part of normal operation, and that water must be routed to an approved drain. Clogged or frozen condensate lines can overflow and look exactly like a leak from the unit itself. Our team inspects for all of these scenarios during a service call so you get the right diagnosis the first time. Misidentifying condensation as a tank failure would cause unnecessary replacement. Trust comes from careful work, not quick assumptions.
Repair costs vary significantly based on the type of water heater, the specific component that failed, and how accessible the unit is. Routine repairs like thermostat replacement, single element swaps, or thermocouple changes fall in the lower price range, making them an easy decision compared to replacement. Gas valve replacement, multi-component repairs, or burner assembly rebuilds cost more because of part prices and additional labor time. Tankless repairs range widely, since descaling is affordable while control board or heat exchanger replacement can approach the cost of a new mid-grade tank unit. We provide flat-rate pricing upfront so the homeowner knows the total cost before approving any work. No hourly surprises, no hidden trip fees added later. Transparent pricing is part of how we have operated since 2007.
Unit age and overall condition weigh heavily into the repair-versus-replace decision we discuss with every customer. A four-year-old water heater with a failed thermostat is worth repairing every time, since the unit has years of useful life remaining. A twelve-year-old unit with a failed gas valve and visible corrosion is a different conversation, because spending several hundred dollars on a repair that might last another year often does not make financial sense. We share the math openly, including expected remaining life, warranty status, and the cost difference between repair and replacement. Some customers choose repair anyway for budget reasons, and we respect that choice and perform quality work either way. Pressure-driven upsells are not how our team operates. The homeowner makes the call with full information in hand.
Emergency or after-hours service may carry additional fees depending on the timing and complexity of the call. A burst tank flooding a garage at midnight receives a different response than a slow drip during regular business hours. We prioritize urgent calls and aim for fast arrival times across Burleson, Mansfield, Crowley, Fort Worth, and the rest of our service area. Quotes are always provided before work begins, with any after-hours premiums clearly stated on the invoice in advance. Financing options are available for qualified customers when repairs are significant or when replacement becomes the smarter mid-visit decision. Our office staff can walk through those options before the plumber even arrives at your address. Clear pricing builds trust, and trust is what brings customers back to us year after year. Surprises at invoice time are not part of our process.
The repair-or-replace question comes down to age, repair cost, and the overall condition of the major components. As a general rule, a water heater under six years old is almost always worth repairing, even for significant failures, because the unit has plenty of useful life ahead. Between six and ten years old, the math depends on what failed and how much the fix costs compared to a new unit. Beyond ten years, repairs approaching half the cost of replacement usually mean replacement is the better financial choice. Tankless units have a different lifespan profile, often lasting twenty years or more, so repairs are typically the wiser path even on older equipment. Heat pump hybrid units fall in the middle, with expected service lives of ten to fifteen years.
Warranty status changes the calculation significantly and deserves a careful look before any work begins. Many tank water heaters carry six to twelve year warranties on the tank itself, with shorter parts warranties covering components like elements, thermostats, and gas valves. If a covered component fails within the warranty window, the part is free and the customer pays only for diagnostic time and labor. Out-of-warranty repairs include both parts and labor, which raises the total cost considerably. We always check warranty coverage before quoting any repair, because charging for parts the manufacturer would supply at no cost is not honest work. Customers occasionally arrive with paperwork confirming coverage they did not realize they had. Saving the customer money through warranty claims is part of doing the job correctly. Every dollar matters, and we treat them that way.
Reliability and peace of mind matter even though they are harder to quantify than dollars on a quote. A water heater that has failed twice in two years rarely becomes reliable again, and the disruption of repeated outages can outweigh the cost difference between repair and replacement. New units come with fresh warranties, current safety features, and improved efficiency that lowers monthly utility bills. Burleson homeowners planning to sell within a few years often choose replacement because a new water heater shows well to buyers and home inspectors. We help weigh all these factors openly and let the homeowner make the final decision. Our role is to deliver accurate information and quality work, not to push any particular outcome. Respect for the customer drives that approach. The right answer varies from house to house.
Most water heater repairs finish within one to two hours when the failed part is on the truck and access to the unit is clear. Thermocouple replacements, thermostat swaps, T&P valve replacements, and supply line repairs all fall into this quick category. Heating element replacement on electric units takes slightly longer because the tank must be partially drained before the old element comes out. Gas valve replacement involves disconnecting and reconnecting fuel lines, plus thorough leak testing, which adds time to the visit. Tankless descaling typically takes ninety minutes to two hours, including setup, circulation, flushing, and cleanup. Most homeowners have hot water again the same day we arrive at the property. Same-visit completion is the goal on every call.
Access challenges can extend any repair noticeably and deserve mention upfront so expectations stay realistic. Water heaters tucked into tight closets, mounted high in attics with pull-down stairs, or buried behind storage in garages require extra time to reach and work around safely. Our trucks carry portable lighting, drop cloths to protect flooring, and the right tools for confined spaces. Removing a unit briefly for major repairs is sometimes necessary, which adds time to disconnect, work, and reconnect everything. We give realistic time estimates after the initial assessment rather than optimistic guesses designed to win the job. Honest expectations matter, and we set them before the wrench comes out. Surprises during the repair itself are rare because the initial walk-through is thorough. The job moves smoothly when both sides have the same picture.
Parts availability occasionally affects timing on specialty units, particularly imported tankless brands. Most common residential water heaters use standard parts we carry on the truck or can pick up locally the same day. High-efficiency tankless models from certain manufacturers sometimes require parts shipped from a regional warehouse or directly from the manufacturer. In those cases, we provide a temporary solution where possible, secure the unit safely, and return the moment the part arrives. Communication during these situations matters, and we keep customers updated on status, timing, and any interim options. Patience is easier when the path forward is clearly explained. Our office and field teams coordinate closely on parts logistics to minimize delay for the customer. Every effort goes into restoring hot water as fast as practical.
Inconsistent water temperature is one of the earliest warning signs that something is wrong inside the unit. Showers that start hot and turn cold quickly, or water that swings between hot and lukewarm during use, often point to thermostat problems, element failures, or sediment buildup. Tankless owners may notice the cold water sandwich effect worsening, where short cold bursts interrupt the hot flow during use. These symptoms rarely resolve on their own and usually indicate a component drifting toward failure. Catching the issue early prevents a complete loss of hot water at the worst possible moment. A quick service call now often prevents a frantic emergency call later. Small problems caught early stay small. Big problems ignored long enough become emergencies.
Strange noises coming from a water heater are another clear signal that service is needed soon. Popping, rumbling, or crackling sounds typically indicate sediment buildup at the bottom of the tank, where water trapped under the deposit turns to steam and escapes with noise. High-pitched whining can mean a partially closed valve or restricted flow somewhere in the system. Banging or hammering noises sometimes point to thermal expansion issues that may need an expansion tank. None of these sounds are normal for a healthy water heater, and ignoring them allows damage to progress further. Periodic tank flushing reduces sediment-related noise, but recurring sounds warrant a professional inspection. Our team diagnoses by ear during the initial walk-through. Sounds tell stories that experienced plumbers learn to read.
Visible rust, corrosion, or moisture around the base of the unit demands immediate attention from a licensed plumber. Puddles on the floor, rust streaks down the side of the tank, or stains beneath the drip pan are all red flags worth investigating quickly. Discolored hot water at the tap, especially rust-colored or with a metallic smell, often means the anode rod has been consumed and the tank interior is corroding. Sulfur or rotten-egg odors from hot water indicate bacterial activity inside the tank, which can be resolved through anode replacement and chlorination in many cases. Unexplained spikes in gas or electric bills can also signal a declining unit working harder than it should. Big Blade Plumbing & Rooter inspects all these warning signs during every service call. Acting early protects both your home and your budget. Hot water systems give plenty of warning before they fail completely if anyone is paying attention.
Some minor water heater tasks fall within reasonable do-it-yourself territory, while most repairs require licensed expertise for safety and legal reasons. Lighting a pilot, draining the tank for routine sediment flushing, or testing the T&P valve by lifting the lever are tasks a careful homeowner can perform safely. Adjusting the thermostat temperature or checking the breaker on an electric unit also fits within reasonable homeowner scope. Beyond those basics, water heater repair involves either pressurized gas or high-voltage electricity, often both, which raises the stakes considerably. A licensed plumber has the training and tools to handle these systems safely and to recognize hazards that an untrained eye misses. Saving labor cost on a small repair is rarely worth the risk of injury or major property damage. The math rarely works in favor of doing it yourself.
Texas state law and local Burleson code require licensed plumbers for most water heater repair work, particularly any task involving gas lines, venting, or pressurized water connections beyond simple drain valve maintenance. Insurance policies often contain language excluding coverage for damage caused by unlicensed work, which leaves a homeowner exposed when a do-it-yourself attempt leads to a flood or fire. Manufacturer warranties similarly become void when unauthorized parties perform repairs on covered equipment. These protections matter most when something unexpected goes wrong, which is usually when nobody is thinking about them. Most people never consider these factors until they need them and discover they have lost the coverage. We help homeowners see the full picture before they pick up a wrench. Informed decisions are always better decisions. Knowing the rules in advance saves real money.
Safety risks deserve direct conversation rather than diplomatic softening. Gas leaks from improperly tightened fittings can ignite from a pilot flame, electrical spark, or static discharge, causing fires and explosions in tight closet spaces. Carbon monoxide from improperly vented combustion is colorless, odorless, and deadly at sustained exposure levels. Pressurized hot water at 120 degrees or higher causes severe burns within seconds of skin contact. Electric water heater work performed with power still connected to the circuit kills people every year across the country. Big Blade Plumbing & Rooter has the training, tools, and protective gear to handle these risks safely as part of daily work. Hiring our licensed team is the safer, smarter, and frequently more affordable path. Call us before attempting a repair that could go badly wrong.
Annual maintenance is the gold standard for any water heater, regardless of fuel type or tank style. Tank water heaters benefit from yearly sediment flushing, which removes the mineral buildup that accumulates at the bottom of the tank in our moderately hard North Texas water. Anode rod inspection should also happen annually, with replacement every three to five years depending on water conditions and tank usage. Gas units benefit from burner cleaning, flue inspection, and combustion verification on the same yearly schedule. Electric units require inspection of heating elements, thermostats, and the high-temperature reset switch. The T&P valve should be tested manually every year to confirm it still releases properly. Yearly service catches small issues before they become emergencies and extends the useful life of the equipment significantly.
Tankless water heaters require descaling at least once per year in the Burleson area, and twice a year is even better for homes without water softeners. Skipping descaling allows mineral scale to build up on the heat exchanger, which reduces efficiency, triggers error codes, and eventually destroys the unit. The intake air filter on most tankless models should be cleaned during the same service visit. Condensate drains on condensing models need to be checked and cleared if buildup is present. Flame sensors and igniters benefit from light cleaning to maintain reliable startup. Manufacturers often require documented annual maintenance to keep warranties valid, so the service pays for itself even before considering performance benefits. Our team provides written documentation after every visit. That paperwork protects your warranty claims down the road.
Heat pump hybrid water heaters have their own maintenance needs that owners frequently overlook. The air filter on the compressor section should be cleaned every three to six months, similar to a refrigerator or air conditioner. Condensate drains require regular checks to prevent clogs and overflow issues. The evaporator coil benefits from periodic cleaning to maintain heat transfer efficiency. Compressor performance can be monitored through temperature differential checks during a service visit. Big Blade Plumbing & Rooter offers maintenance plans for homeowners who want scheduled service without having to remember the timing themselves. Regular maintenance costs a fraction of premature replacement. Catching small issues early protects the larger investment. A well-maintained water heater simply lasts longer and works better.
